A thermal camera renders surface temperature as an image. Damp material loses heat through evaporation, so water tracking inside a slab or behind plaster frequently shows as a cooler plume — often metres from the stain that prompted the call. It is the fastest way to survey a large area and decide where to investigate properly.

How we choose between them
Resolution and thermal sensitivity decide how small a defect you can resolve and how faint a difference you can see. For most building work a mid-range detector resolution is sufficient, because you are looking for a wet plume rather than a hairline. What matters more in practice is surveying at the right time of day, when there is enough temperature difference between inside and outside to produce contrast at all.
