Leakproofs by Betterwork has been carrying out this work across Pune and Pimpri-Chinchwad for more than 10 years. Every job starts with a free deep-scan inspection, because the point where water appears is very often not the point where it enters.

Common problems we find

Almost every leakage repair we are called to has already been attempted at least once. The pattern is consistent: the visible stain was treated, the actual entry point was not found, and the leak returned in the next monsoon.

• The stain is not the source. Water entering a slab travels along the top of the reinforcement, along a service conduit or down a shaft, and emerges at the lowest or weakest point in the ceiling below — often several metres from where it got in. Treating the stain treats the exit.
• Plumbing mistaken for envelope, and the reverse. A ceiling leak that continues through a dry fortnight is plumbing. One that appears only within hours of heavy rain is envelope. One that does both is usually two separate defects, which is why the first repair “half worked”.
• Ceiling leakage below a terrace or a bathroom. The two most common presentations in Pune apartments, and the two most commonly patched from below. Sealing a ceiling from underneath pushes the water sideways; it does not stop it.
• Cracks that were painted, not repaired. A live structural or shrinkage crack bridged with putty and paint reopens with the first thermal cycle.
• Spalling concrete with exposed reinforcement. By this stage the leak has been running long enough to corrode steel, and the repair is a structural one with a waterproofing component, not the other way round.
• Leaks between flats. Water from the flat above, a shared wall, or a common service shaft — technically straightforward, but it needs the source flat’s cooperation and, in a society, a decision about who pays.

The cost of a wrong diagnosis is the entire repair, twice. That is why we sell the inspection as the product and the repair as the consequence.

How we treat it

Leakage repair at Leakproofs by Betterwork is a diagnostic service first. We do not quote a repair until we can say where the water enters and by what path it reaches where you see it.

Survey. Thermal imaging to map the wet zone behind finishes — the thermal image shows the extent of saturation, which is usually far larger than the visible stain and points back toward the source. Moisture meter readings at depth to confirm. Isolation testing on supply and waste lines to rule plumbing in or out. Where the path is still ambiguous, controlled water testing: we wet one zone at a time — a specific terrace bay, one balcony, one bathroom — and watch below. Dye tracing where zones cannot be isolated hydraulically. This takes hours rather than minutes and it is the reason the repair works.

Preparation. Finishes are opened only where the diagnosis requires it. Cracks are cut out to a V or U profile to a sound edge rather than filled at the surface. Where reinforcement is exposed and corroded, it is cleaned to bright steel, treated, and the section reinstated with a polymer-modified repair mortar before any waterproofing is applied. Salt-contaminated plaster is cut back beyond the damp line.

Systems, matched to the diagnosis. Injection grouting — PU for active water under pressure, epoxy where the crack is structural and must be re-bonded, acrylic and cement grouts where the void is larger — priced per point, typically ₹650 to ₹1,400 depending on depth, access and grout type. Localised membrane repair and re-detailing at junctions and outlets where the source is the roof or balcony above. Negative-side crystalline treatment where the source cannot be reached from outside. Plumbing correction where that is what the test found.

Verification. We repeat the water test that originally reproduced the leak, on the same zone, and observe the same location. If it stays dry, the repair is proven; if it does not, we are still on site. Eligible completed work carries the written warranty on the treated area.
