Common problems we find

Kitchens leak quietly. Unlike a terrace, there is no rain event to connect the damage to, so the water has usually been moving for months before anyone investigates.

• The platform-to-wall junction. The line where the granite or stone counter meets the wall tiling is sealed with silicone and nothing else. Silicone in a kitchen has a service life of two to three years before it debonds at one edge, and water then runs down the back of the units into the floor screed.
• Under the sink. Slow weeps at the waste connection, the tap tails or the RO unit keep the base of the cabinet and the screed below permanently damp. The cabinet carcass hides it until the plinth swells or the wall next door shows damp.
• Appliance connections. Washing machine and dishwasher inlet and drain points, added after handover, are drilled through the tiling and rarely re-sealed at the membrane.
• The chimney duct penetration. A core drilled through an external wall for the exhaust duct is a direct path for driven rain if the annulus is not sealed and the duct not sloped outward.
• The shared wet wall. Many Pune flats put the kitchen back-to-back with a bathroom or a service duct. Damp appearing on a kitchen wall frequently originates in the bathroom on the other side of it.
• The service shaft. Stacked kitchen drains in an apartment block share a shaft. A failure several floors up arrives as damp at the base of your kitchen wall.

Because the symptoms are damp plaster and swollen cabinetry rather than dripping water, kitchen leaks are routinely misdiagnosed as condensation or “just dampness” and painted over.

How we treat it

The first job is to establish whether the water is plumbing, envelope or the neighbouring wet area, because all three present identically as damp on a kitchen wall.

Survey. Thermal imaging across the wet wall and the floor, moisture readings taken at increasing depths to distinguish surface condensation from saturation in the substrate, and an isolation test on the supply and waste lines. Where the kitchen backs onto a bathroom, we test both sides before opening anything. We tell you which of the three it is before we quote, because the cost of each is very different.

Preparation. Where the source is plumbing, that is corrected first — there is no waterproofing system that resists a live leak. Affected tiling and screed are removed to the structural slab in the wet zone, salt-contaminated plaster is cut back well beyond the visible damp line, and the substrate is allowed to dry to a measured moisture content rather than to a schedule.

Systems. A cementitious tanking layer over the floor, coved at the wall junction and taken up the wet wall to at least 300 mm — and full height behind the sink and the platform. The membrane is dressed into the floor drain body where one exists. Pipe and appliance penetrations are individually sealed with a collar rather than filled with mortar. The platform-to-wall junction is detailed with a bond-breaker backer and a movement-tolerant sealant so it can move without splitting, and it is treated as a maintenance item with a stated re-seal interval rather than as a permanent joint.

Chimney duct. The annulus is packed and sealed, and the duct is reset with a fall to the outside so condensate and driven rain drain away from the building.

Verification. The floor is flood-tested before tiling and the ceiling below is observed. Where the kitchen sits over occupied space, we do this with the owner below present.
