Leakproofs by Betterwork has been carrying out this work across Pune and Pimpri-Chinchwad for more than 10 years. Every job starts with a free deep-scan inspection, because the point where water appears is very often not the point where it enters.
Common problems we find
Industrial leakage in Chakan, Ranjangaon, Talegaon and the Bhosari MIDC belt is rarely a failure of the roof field. It is almost always a failure at a junction, and it is usually made worse by the fact that nobody can get onto the roof while the line is running.
- Gutter valleys and box gutters. On large metal-sheet roofs the valley carries the water off several hundred square metres of catchment. Corroded laps, a gutter laid without fall, or a downpipe sized for the original shed and not the extension added later will back water up over the sheet lap and into the building. This is the single most common industrial roof leak we are called to.
- Fastener penetrations. A sheet roof is held down by thousands of screws, each one a hole with an EPDM washer that hardens and splits under UV. Twelve to fifteen years in, the washers fail as a population, not individually — which is why the leak appears everywhere at once and looks unexplainable.
- North-light glazing and ridge junctions. The flashing between glazing and sheet is a movement joint that expands and contracts on a 40°C daily swing across a 100 m roof. Sealant alone at this junction has a service life measured in single-digit years.
- RCC shed roofs with plant mounted on them. AHUs, ducting, cable trays and dish mounts get bolted straight through a membrane that was never re-detailed afterwards.
- Floors and machine foundations. Water arriving from below — hydrostatic pressure under a ground-bearing slab, or wash-down water tracking along a machine plinth into the pit — damages equipment far more expensively than a roof leak does.
- Chemical and effluent exposure. ETP tanks, bund walls and process areas need a system rated for what is actually in contact with it. A general-purpose acrylic put into a bund is a failure with a compliance consequence attached.
The cost that matters on an industrial site is not the rate per square foot, it is the production hour lost to the leak and to the repair. That is what drives every sequencing decision below.
How we treat it
We survey the roof and the process areas separately, because they leak for different reasons and are repaired in different shutdown windows.
Survey. A drone or walked survey of the full roof plane, gutter falls checked with a level rather than by eye, downpipe capacity compared against the current roof area, and a thermal scan of the RCC sections to map trapped moisture in the deck. On floors we core or scan to establish whether water is arriving from below or being washed in.
Preparation. Metal roofs: mechanical de-rusting to bright metal at laps and fastener heads, corroded fasteners replaced one-for-one with oversize fixings and new washers, gutters cleaned back to substrate. RCC: grinding or shot-blasting to remove laitance and the previous coating, cracks cut out and filled, a fillet formed at every upstand. Floors and bunds are shot-blasted to a defined profile because adhesion, not the coating, is what fails first in a process area.
Systems. Liquid-applied polyurethane or acrylic-polymer over sheet roofs, taken over the fastener heads and dressed into the gutters so the roof and the valley become one continuous layer with no termination in the wet zone. Reinforcing fabric is laid into every lap, ridge and valley — the coating alone does not bridge a moving joint. Bunds, ETP structures and chemically loaded floors get an epoxy or PU system selected against the actual exposure schedule, not a generic spec. Spray polyurea is available where the shutdown window is measured in hours rather than days; it is the most expensive system we quote, up to about ₹380 per sq ft, and it is the right answer only when downtime is the dominant cost.
Sequencing. We work in bays sized to your shutdown, so a bay is always weathertight before the crew leaves it. Nothing is left open across a shift change or a forecast rain event.
Verification. Dry film thickness recorded per bay, adhesion pull-tests on floor systems, and gutters flood-tested before handover. Eligible completed work carries Leakproofs by Betterwork’s written ten-year warranty on the treated area, with exclusions stated on the estimate.
