Basements are the one part of a building where water arrives under pressure. Everywhere else you are managing water that falls and drains away; below ground you are resisting a water table that pushes continuously against the structure from outside. That single difference is why systems which work perfectly on a terrace fail underground, and why Leakproofs by Betterwork treats basement work as a structural problem rather than a coating problem.
Hydrostatic pressure, and why coatings peel off
A saturated soil column exerts pressure proportional to its height. A basement 3 m below the water table carries roughly 3 tonnes per square metre pushing inward on the walls and upward on the raft. Concrete resists that; a coating bonded to the inside face does not.
When water under pressure reaches the back of an internal coating, it pushes the coating off the wall. The bond strength of a cementitious or acrylic layer is a fraction of the pressure available. This is the mechanism behind almost every failed basement job we are called to: a coating applied to the inside, blistering and flaking within a season or two, with the owner told the material was defective. The material was fine. It was fighting pressure from the wrong side.
Positive side versus negative side
These terms decide everything about a basement specification.
- Positive side — treatment on the face the water arrives from, i.e. the external face of the retaining wall and beneath the raft. Water is stopped before it enters the concrete. Pressure pushes the membrane onto the structure. This is the correct answer whenever it is achievable.
- Negative side — treatment on the internal face, applied after the fact. Water has already travelled through the concrete; you are holding it back at the last surface. Pressure works to remove the treatment.
Negative-side work is not futile — it is what is available on an existing building where excavating to the external face is impossible or absurdly expensive. But it must be done with materials formulated for it. Crystalline systems, which react with moisture in the concrete to grow crystals inside the pore structure, work under negative pressure because the waterproofing element sits within the concrete rather than as a film on top of it. Where basements actually leak
As with terraces, rarely through the middle of a wall:
- The wall–raft (kicker) joint. The construction joint where the retaining wall is cast onto the raft is the classic entry line. Treated at construction stage with a water bar it is a non-issue; untreated it is the defect that defines the basement’s life.
- Construction joints between pours in long retaining walls.
- Tie-rod holes left from the shuttering, if not properly plugged.
- Service penetrations — drainage, cable ducts, sump inlets.
- Honeycombing where concrete was poorly compacted behind congested reinforcement.
Lift pits and sumps
A lift pit is the lowest point in the building and takes the highest head of water. It is also a confined space with electrical equipment in it, which makes both the leak and the repair unusually consequential. Lift pits are treated as small liquid-retaining structures — crystalline or a suitable cementitious system, joints and penetrations detailed individually, and a hold test before the lift contractor returns.
Drainage: the option people skip
The cheapest way to beat hydrostatic pressure is to remove it. Where a perimeter drain, a drainage board against the retaining wall and a functioning sump pump can be installed, the water table around the structure is relieved and the waterproofing is no longer resisting a permanent head. On new construction this should be designed in. On existing buildings it is worth costing before committing to an expensive internal system, because managing water is usually cheaper than resisting it.
Concrete repair comes first
Basement concrete that has been wet for years is often carbonated, with corroding reinforcement and spalling cover. Waterproofing applied over that seals a structural problem inside the wall — the rebar keeps corroding, the expanding rust keeps spalling the cover, and the new treatment is pushed off from behind within a few years. Where the survey finds active corrosion, the sequence is: break out to sound concrete, treat the reinforcement, reinstate with a repair mortar, then waterproof. Skipping the first three steps is why the second attempt fails as fast as the first.
Parking basements
A parking level adds vehicle traffic, oil and fuel contamination, and turning loads to everything above. The system on a trafficked basement floor must be rated for it — a thin coating specified for a plant room will be shredded by tyre scrub at the ramp and in turning bays. Cost, testing and warranty
Basements are the most expensive waterproofing per square foot in Pune — roughly ₹140–320 per sq ft for a specified internal system — precisely because they fight pressure that surface coatings cannot resist. Where the failure is confined to joints and cracks, injection grouting is priced per point (roughly ₹650–1,400 each) rather than per area, and is often far cheaper than treating a whole wall.
