The terrace is where most Pune buildings leak, and it is where most waterproofing money is wasted. A terrace is a large horizontal slab that expands in 40°C afternoons, contracts overnight, sheds three months of concentrated rain through a handful of outlets, and gets walked on by anyone servicing a tank or a dish. Terraces do not leak in the middle
Open up a leaking terrace and the field of the slab is usually sound. Water gets in at the edges and the interruptions:
- The parapet junction. The 90° angle where the slab meets the parapet wall is the single most common entry point. It is a movement joint whether or not anyone designed it as one, and a coating taken straight round the corner without a fillet and reinforcement will crack there first.
- Rainwater outlets. The membrane has to be dressed into the outlet, not stopped short of it. A coating that ends at the rim leaves the most water-loaded 100 mm of the terrace untreated.
- Pipe and support penetrations. Tank supports, railing posts, dish mounts, solar frames, conduit. Every one is a hole through the waterproofing.
- Old cracks that were painted over. A structural crack bridged by a coating rated for less movement reopens in the first hot season.
This is why a quotation that prices only the flat area is not pricing the job. Junction and outlet detailing should appear as its own line item.
Falls and ponding: the diagnosis before the coating
Water standing on a terrace 48 hours after rain has stopped is the clearest predictor of premature failure we see. Ponding keeps the membrane permanently saturated, concentrates dirt and biological growth, and multiplies hydrostatic load at exactly the spots least able to take it.
Ponding has two causes and they need different answers. If the outlets are blocked or set too high, clearing or lowering them is cheap and fixes it. If the slab has no fall or a reverse fall — common on older Pune buildings and on terraces that have been re-tiled once or twice — no coating will solve it. That needs a screed laid to a fall before anything waterproof goes on top, and it materially changes the price. We would rather tell you that at inspection than coat over it.
Repair or replace: a decision model, not a sales pitch
Not every leaking terrace needs stripping back. The honest test is what proportion of the surface has failed and whether the existing layer is bonded.
- Localised failure, sound elsewhere, existing layer well bonded — targeted repair at the junctions and outlets, then an overcoat. Least cost, and appropriate more often than the industry admits.
- Widespread debonding, blistering, or multiple previous layers — strip and rebuild. Overcoating a delaminated layer buys one monsoon; the new coating fails with the old one underneath it.
- Tiled terrace with leakage below — the question is whether the tiles are sound and bonded. If they are, a system designed to go over tiles avoids demolition. If they are drummy, they are trapping water and must come up.

Systems, and what each is actually for
There is no single best terrace system — there is a right one for your slab, your budget and your intended service life.
- Acrylic elastomeric coating — roughly ₹55–95 per sq ft. Good crack-bridging, easy recoat, shortest life. Sensible where a re-coat cycle is acceptable.
- PU (polyurethane) membrane — roughly ₹110–200 per sq ft. Much better elongation and UV stability, longer rated life, unforgiving of poor surface preparation.
- APP/SBS torch-applied membrane — robust and thick, needs a protective screed and open flame, which rules it out on some occupied buildings.
- Cementitious slurry — rigid. Excellent on sound concrete under a screed or tiles, wrong as a standalone exposed terrace layer on a slab that moves.
Judge on cost per year of service life, not headline rate. A ₹70 coating lasting six years costs about ₹11.70 per sq ft per year; a ₹140 PU system rated fifteen years costs about ₹9.30 — see the Pune benchmark.
Thickness is the specification
The most common way a terrace job is quietly cheapened is by thinning the applied material. Two contractors can quote the same branded product and deliver very different results because one applied it at the specified dry film thickness and the other stretched the same drums over 30% more area. Insist on microns of DFT or coverage in kg per m², and on the number of coats. We record and report ours.
Timing the work in Pune
Terrace coatings need a dry substrate and an uninterrupted curing window. Realistically that means finishing before the second week of June or waiting until October. Work booked in late May gets compressed, and a compressed terrace job is where surface preparation gets sacrificed. Emergency leak-stopping can be done in the monsoon; full re-coating cannot.
Testing before handover
A completed terrace is flood-tested — outlets plugged, water held, the ceiling below watched. Eligible completed work carries a written ten-year warranty on the treated area, with exclusions stated on the estimate.
The one maintenance task that protects it: clear every outlet before the monsoon and again in August. Blocked outlets causing ponding is the most common cause of premature failure, and it is an exclusion in every honest warranty.
