Why buildings leak in Delhi

Delhi failures follow a distinct pattern, and it is a thermal one before it is a rainfall one.

The annual temperature swing is enormous. Over 45 °C of variation between a January night and a June afternoon means continuous expansion and contraction. Traditional mud phuska and brick-bat coba terraces develop shrinkage cracks; rigid cementitious coatings craze; joints between the slab and the parapet open up. Then the first cloudburst of July finds every one of those openings at once.

The rain arrives all at once. A hundred millimetres in a few hours overwhelms terrace outlets that were sized generously but are now half blocked. Water ponds, finds the cracks that opened in summer, and gets into the slab.

Salts and shared walls. Delhi’s alluvial soil carries soluble salts that travel up through masonry with rising damp and crystallise in the plaster — the white efflorescence and blown paint you see at the base of ground-floor walls. And in the builder-floor stock across South Delhi, a shared party wall means a neighbour’s leak becomes your damp patch, which is exactly the situation that needs scanning rather than argument.

Why does my Delhi terrace crack every summer?
