Common problems we find
“Seepage” covers three physically different problems that look almost identical on a wall and need completely different treatments. Getting this distinction wrong is the reason so much money is spent on damp walls with no lasting result.
- Rising damp. Groundwater drawn up through the wall by capillary action from a failed, bridged or absent damp-proof course. The signature is a tide mark at a fairly consistent height above the floor — typically under a metre — that is present year-round and worst at skirting level, with salt deposits at the top edge.
- Lateral or penetrating seepage. Water crossing the wall from outside. The signature is a patch rather than a band, it corresponds to something on the other face — a defective downpipe, a pointing failure, a planter bed against the wall, a neighbouring bathroom — and it worsens within a day or two of rain.
- Condensation. Not seepage at all. Moisture from inside the room condensing on a cold surface. The signature is black mould on cold spots and external corners, worst in unventilated rooms and in winter, with a substrate that reads dry below the surface. Waterproofing a condensation problem achieves nothing and often makes it worse.
- Efflorescence and salt damage. The white crystalline bloom is a symptom, not the fault. Hygroscopic salts left in the plaster keep drawing moisture from the air long after the water source is fixed, so a wall can stay damp-looking after a successful repair if the contaminated plaster was left in place.
- Paint peeling and blown plaster. The point at which most people call. By then the plaster is usually debonded over a wider area than the discolouration shows.
How we treat it
The diagnosis decides the treatment, so we do not quote a wall until we have established which of the three is actually happening. In practice we find a meaningful share of “seepage” enquiries in Pune flats are condensation, and we say so rather than sell a treatment that cannot work.
Survey. Surface and deep moisture readings compared — condensation is wet at the surface and dry behind, seepage and rising damp are wet through. Thermal imaging to map the pattern and locate cold bridges. Salt analysis where efflorescence is present. Inspection of the opposite face of the wall in every case, because that is where the cause usually is. Where relevant we check ventilation and internal humidity before recommending anything.
Preparation. The external cause is corrected first — downpipe, pointing, sill, planter, adjacent wet area. Contaminated plaster is hacked off to at least 500 mm beyond the visible damp and salt line and disposed of, not reused. The substrate is raked out, cleaned and allowed to dry to a measured moisture content.
Systems. For rising damp, a chemical DPC injected as a continuous line of silane/siloxane cream at mortar-course level, followed by a salt-resistant renovating render — the DPC without the render leaves the salts in the wall and the wall still looks damp. For lateral seepage, treatment on the water-facing side wherever it can be reached: crack repair, a cementitious or elastomeric coating, or a breathable facade repellent from about ₹35 per sq ft where the masonry is otherwise sound. Where the outside face cannot be reached — a shared wall, a boundary, a basement — negative-side crystalline slurry, which resists water pushing against it rather than relying on adhesion. For condensation, we recommend ventilation, insulation of the cold surface and mould remediation, and we do not charge for waterproofing.
Finishing. Replastered walls are left to dry before decoration and we tell you how long that is — typically about a month per 25 mm of thickness. Painting a drying wall traps the moisture and the customer blames the treatment.
Verification. Moisture readings recorded at handover and re-checked at follow-up. Eligible completed work carries Leakproofs by Betterwork’s written warranty on the treated area.
