A leak almost never enters the building where you can see it. Water finds a crack, travels along the underside of a slab or down a cavity, and emerges at the first low point or the first break in the plaster — often several metres from the actual entry point. What we use, and what each method is actually for
No single instrument finds every leak. We use four, and the survey is designed around which ones the building will actually respond to on the day.
Thermal imaging
An infrared camera does not see water. It sees temperature. Wet material loses heat through evaporation and holds heat differently from dry material, so damp areas show up as thermal anomalies against the surrounding surface. On a terrace slab or a plastered wall this maps the extent of moisture quickly and without breaking anything.
It has real limits, and we would rather state them now than at the report stage. A thermal camera cannot see through a wall — it reads the surface only. It needs a temperature differential to work at all, which in Pune usually means early morning or shortly after sunset rather than the middle of a hot afternoon. And it produces false positives: a cool patch can be a draught, a thermal bridge, a recently shaded area or a difference in the substrate rather than water. Thermal imaging tells us where to look closely. It does not, on its own, prove a leak.
Moisture metering
Where the camera flags an anomaly, a moisture meter confirms whether it is actually wet. Pin-type meters read conductivity between two probes; non-invasive meters read the dielectric response of the material below the surface. Used together with the thermal map, they separate genuine moisture from the false positives above. This is the step that turns a coloured image into a finding.
Water and flood testing
The most conclusive method, and the least glamorous. We isolate a suspected area, introduce water under controlled conditions, and watch where it appears. For a sunk slab, a terrace bay or a water tank this settles the question outright — it either leaks or it does not. Flood testing is also what we use at the other end of the job, before handover, to demonstrate that the completed treatment holds.
Physical tracing and dye
For plumbing-related ingress, a tracer dye introduced into a drain, a tank or a concealed line proves whether the water reaching the ceiling below is rainwater or supply-and-waste water. This distinction matters more than anything else on the report, because it decides whether you need a waterproofing contractor or a plumber. We will tell you when the answer is the plumber.
Conditions the survey needs
A detection survey booked at the wrong time gives a weak result. To get a usable thermal read we ask for:
- No direct sun on the surface for at least two to three hours beforehand — early morning is ideal in a Pune summer.
- The affected area left undisturbed: no fresh painting, no re-plastering and no drying with fans in the days before the visit.
- Access to the flat or unit above the stain as well as the one showing it, since the entry point is usually on the other side of the slab.
- For tank and plumbing suspicions, the ability to isolate the line or take the tank out of service briefly.
Where those conditions cannot be met, we will still survey, but the report will say which findings are provisional and what a return visit would confirm. A survey during or immediately after heavy rain is often the most informative of all, because the leak is live.
What you receive
The output is a written report, not a verbal opinion at the gate. It sets out:
- Where water is entering, distinguished from where it is appearing.
- The thermal and moisture evidence behind that conclusion, with the readings.
- The mechanism — cracked slab, failed junction, choked outlet, sunk-slab plumbing, rising damp, condensation — because the treatment follows from the mechanism.
- The recommended system, with the reasoning for that specification over the cheaper and the costlier alternatives.
- A fixed written price, with the exclusions stated up front rather than at claim stage.
If the diagnosis is that you do not need waterproofing, the report says that. A blocked rainwater outlet, a cracked waste pipe or condensation from an unventilated bathroom are all common findings, and none of them is fixed by a membrane.
Diagnosis is not the same as guesswork

The most expensive waterproofing failure is not a bad material — it is a correct material applied to the wrong area because nobody established where the water came in. A terrace recoated end to end will not stop a leak entering through a parapet junction, and the owner has then paid for the whole terrace and still has the leak.
