Mumbai receives well over 2,000 mm of rain, and almost all of it arrives in roughly a hundred days between June and September. It does not fall gently. Wind-driven rain comes in close to horizontal off the sea, which is why Mumbai buildings leak through their walls and window junctions as readily as through their roofs — a failure mode most cities never see.
Leakproofs by Betterwork provides waterproofing solutions across Mumbai and the MMR for housing societies, standalone towers, older cessed buildings, commercial premises and individual flats. Every job begins with a free deep-scan inspection and a written report, because on a twenty-storey elevation the difference between treating the right five hundred square feet and the wrong five hundred is the entire budget.

Why buildings leak in Mumbai
Mumbai is a harder waterproofing environment than almost anywhere else in India, for reasons that compound each other.
The volume and the angle of the rain. A vertical wall in Pune sheds most of what hits it. A windward elevation in Mumbai takes days of continuous driven rain, which finds every unsealed crack, every gap around a window frame and every porous patch of plaster. External wall seepage, not terrace leakage, is the single most common complaint we get from Mumbai flat owners.
Salt in the air. Chlorides carried inland from the sea penetrate concrete cover and corrode the reinforcement inside. Corroding steel expands, and the expansion blows the concrete off in sheets — the spalling you see on the underside of chajjas and balcony slabs across Bandra, Worli and Colaba. That is a structural problem wearing a waterproofing disguise, and painting over it achieves nothing.
Working around the season and the society. The realistic execution window is October to May. Add society approvals, scaffolding permissions, occupied flats and buildings that cannot be shut down, and the planning matters as much as the chemistry. We schedule society work in phases and give the committee a written method statement they can circulate.
Common waterproofing problems we treat in Mumbai
These are the failures we are called out to most often in Mumbai. If one of them describes what you are seeing, the inspection will confirm the cause before anything is quoted.
External wall and elevation seepage
Driven rain on the windward face pushes through porous plaster, unsealed cracks and window-frame junctions. Inside the flat it shows as damp patches near the window, blistered paint and fungus along the wall.
Concrete spalling and exposed reinforcement
Chloride-driven corrosion of the rebar blows off the concrete cover, most visibly on chajjas, balcony soffits and column faces. This needs structural repair with anti-corrosive treatment and polymer-modified mortar before any coating goes on.
Society terrace and roof leakage
Large common terraces with old brick-bat coba, blocked outlets and ponding water. The leakage reports come from the top-floor flats, but the cause is usually a failed junction or outlet somewhere else entirely.
Bathroom sunk-slab leakage between flats
The classic Mumbai society dispute. Water sitting in the sunk portion of one flat’s bathroom appears on the ceiling of the flat below, and neither owner can prove whose plumbing is at fault until the slab is scanned.
Podium deck and basement car park seepage
Podiums and basements in reclaimed low-lying areas sit close to or below the water table. Water enters at construction joints and around service penetrations, and standing water in a car park is both a nuisance and a liability.
Overhead and underground tank leakage
Leaking tanks stain the walls below, waste treated water and keep the surrounding structure permanently damp. Both need a potable-water-safe system.

Not sure which one you need? Most customers are not. Describe what you can see — a stain, a drip, a patch that keeps coming back — and the inspection in Mumbai will identify which treatment actually applies.
How we find the real source of the leak
Water travels. The stain on a ceiling is frequently metres from the point where water is actually entering, so treating the visible damage means treating the wrong place. Before we quote anything we carry out a free deep-scan inspection: an engineer visits, scans the affected structure to map where moisture is concentrated, and identifies the entry point.
On a Mumbai elevation the visible damp inside a flat can be metres away from the actual entry point on the outside face, and scaffolding a whole facade on guesswork is expensive. We scan to map the moisture and isolate the entry zone first, so the repair and the access are both targeted.
You then receive a written scanning and inspection report setting out what was found, the treatment we recommend and a fixed price — before you commit to anything. There is no charge for the visit, the scan or the report.

Waterproofing methods and materials we use in Mumbai
We are an authorized Dr. Fixit applicator and an Asian Paints and Birla Opus Paint partner, so the material system can be matched to your building, your budget and the life you expect from it. These are the systems specified most often for Mumbai conditions.
Torch-applied APP membrane on large society terraces
For big common terraces carrying heavy rainfall, a bituminous membrane laid with correctly formed upstands at the parapet and around every outlet remains the most durable answer.
Elastomeric crack-bridging coatings on elevations
A high-elongation coating that spans hairline cracks and stays flexible through the building’s thermal movement, applied after the cracks have been cut and filled rather than over the top of them.
Silane and siloxane water repellents
A breathable repellent for exposed brick, plaster and stone elevations — it sheds driven rain while letting the wall dry outward, which a film-forming paint prevents.
Structural repair for spalled concrete
Cut back to sound concrete, clean and treat the exposed reinforcement with an anti-corrosive coating, rebuild the profile in polymer-modified mortar, then apply an anti-carbonation coating over the finished surface.
PU injection grouting for podiums and basements
Injected under pressure into live joints and cracks, the resin expands on contact with water and seals the path against the hydrostatic pressure driving it.
Waterproofing cost in Mumbai
- Terrace and roof waterproofing — ₹75 – ₹180 per sq ft, depending on the system
- External wall and elevation treatment — ₹40 – ₹110 per sq ft, plus access
- Bathroom sunk-slab waterproofing — ₹20,000 – ₹60,000 per bathroom
- Basement and podium waterproofing — ₹110 – ₹280 per sq ft
- Structural repair of spalled concrete — Quoted per running metre or per location after inspection
Mumbai rates carry two costs that other cities largely do not. The first is access — scaffolding, swing stages or rope access on a high-rise elevation is a real line item, and on a tall building it can approach the cost of the treatment itself. The second is that structural repair, where the reinforcement has already begun corroding, has to be priced separately from waterproofing. Any quotation that ignores spalled concrete and simply coats over it is not a repair.
These are indicative ranges for planning a budget, not a quotation. The rate for your building depends on the area treated, the system specified, how much of the old failed layer has to be removed first, and access. Your exact price for Mumbai comes from the free deep-scan inspection and is given to you in writing before any work starts. You can also use our waterproofing cost calculator for a quick estimate.
