Landscaped podiums and roof gardens are now standard on Pune developments, and they are responsible for a disproportionate share of the leakage we investigate on those buildings. The reasons are consistent and the remedies are well understood — they are simply expensive to retrofit, which is why getting the build-up right at the outset matters so much.
Why landscaping is harder than a terrace
A terrace sheds water and dries. The waterproofing on it is wet during rain and dry the rest of the time. Under a planter or a green roof, none of that applies. The membrane is in continuous contact with damp growing medium, it is subject to root activity that actively seeks out defects, it carries a permanent and substantial dead load, and it is completely inaccessible for inspection once the planting is in.
Those four conditions mean the specification is not a terrace specification with soil on top. It is a different build-up.
The build-up that works

The two layers most often value-engineered out are the drainage layer and the filter geotextile, and they are the two that determine whether the planter functions. Without drainage, the planter holds water permanently against the membrane. With drainage but no filter, fine soil migrates into the drainage void and within a couple of seasons it is a solid block of clay doing nothing at all.

Planters need their own tanking
This is the detail that causes most planter leaks in Pune. A planter is commonly built as a kerb on the deck and filled with soil, relying on the deck waterproofing to keep the water out. That leaves the deck membrane doing a job it was not specified for — permanent immersion — at the one location where it is also under the highest load and least accessible.
The correct arrangement treats the planter as its own water-retaining structure. It is tanked internally, up the inside faces of its walls and across its base, with a system rated for permanent water contact. It has its own outlet at its base, connected into the deck drainage rather than discharging onto the deck. And the deck membrane runs continuously beneath it as a second line of defence, not as the primary one.
Root barriers
Roots seek water and will find any minor defect in a membrane, then widen it as they thicken. A root barrier is a layer above the waterproofing that roots cannot penetrate. Some membranes are manufactured root-resistant and carry testing to demonstrate it; where the specified membrane is not, a separate root barrier sheet is laid over it with sealed laps.
The scope of the requirement is worth being clear about: shallow ground cover and grass generally do not require a dedicated barrier, but anything with a woody root system does, and that includes most of what actually gets planted on Pune podiums. Retrofitting a root barrier after roots have reached the membrane means stripping the planter completely.
Adding landscaping to an existing terrace
Two checks come before any discussion of plants.
Structural. Growing medium at saturation is heavy, and the load is permanent. The existing slab must be assessed for the added dead load and the weight of water at full saturation, not at the weight of dry soil delivered to site. On older buildings this check sometimes ends the project, and it is far better for it to do so before the planters are built.
Waterproofing. An existing terrace system was specified to shed water and dry. It was not specified for permanent water contact or root exposure. In almost every case it has to be replaced with an appropriate system rather than covered over, which means the landscaping project includes a full re-waterproofing of the area concerned. Budgeting for planters without budgeting for that is the most common way these projects go wrong.
Inspection and access
Because the membrane becomes inaccessible, build in the ability to check the system. Drainage outlets should be fitted with inspection chambers that can be opened and rodded. Where a re-injectable hose system is available for the construction joints beneath, it is worth including. And the as-built drawings recording where the membrane, the root barrier and the drainage outlets actually run should be kept by the society, because in ten years nobody will remember.
