Years 0–5: the recoverable window
Nearly everything that goes wrong in this period is a defect, not wear. Under Section 14(3) of RERA, a promoter must rectify structural defects and defects in workmanship notified within five years of possession, within thirty days of notice. The practical failure here is not legal, it is administrative: societies raise the issues verbally, nobody writes them down, the five years pass, and the cost transfers permanently to the members. Keep a written defect register from the day of handover.
Years 5–15: the maintenance decade
- Sealant is consumable. Joint and window sealant has a service life shorter than the building; budget to replace it rather than treating each failure as a surprise.
- Facade coatings need renewal on the monsoon-facing elevations before the sheltered ones.
- Terrace patching starts. One patch is maintenance. Three patches on the same terrace means the system has ended and you are paying twice.
- Drainage is the cheapest win of the decade. Silted outlets and downtakes cause more failures in this bracket than any material does.

Years 15–25: from repair to renewal
At this point the conversation should change. Individual complaints are symptoms of a system at end of life, and treating them one at a time costs more per year than renewing. The decision is a straightforward comparison: the annual cost of continued patching against the cost of a full system spread over its expected life. Two things make this decade go badly. The first is doing the terrace and leaving the facade, so water simply arrives by a different route. The second is funding: a full renewal raised as an emergency levy in July gets resisted, while the same amount planned through the sinking fund over three years does not.
What to check, whatever the age
- Every rainwater outlet, twice a year. Cheapest maintenance in the building.
- The parapet junction, which is where terrace systems most often stop short.
- Expansion joints, for sealant that has hardened, cracked or fallen out.
- The monsoon-facing elevation, for staining, algae and hairline cracking.
- Top-floor complaints as a set, not individually. Three flats with the same problem is one defect.
- The sinking fund, against the renewal date implied by the terrace system’s actual age.

It depends on the system. A basic cementitious terrace treatment may give five to eight years, a properly installed membrane ten to fifteen, and a high-specification system longer. Exposure, foot traffic, ponding and the quality of the original preparation all shorten it.

When the current system reaches the end of its service life, or earlier if you see ponding that no longer drains, blistering, exposed reinforcement, repeated top-floor complaints or efflorescence spreading on external walls.
