Buying a New Flat in Pune? 18 Water Checks Before You Take Possession

A new flat carries a different risk profile from a resale one. Nothing is being concealed, because there is nothing yet to conceal — but nothing has been tested either. The first monsoon after handover is when a building’s waterproofing detailing gets its first honest examination, and by then you have usually signed. This is the eighteen-point check we would run before taking possession anywhere in Pune or Pimpri-Chinchwad.

Before you visit: three documents to ask for

  • The waterproofing specification. Which system was used on the terrace, bathrooms and podium, at what thickness, and by whom. A builder who answers quickly usually has nothing to hide.
  • Any contractor warranty, and whether it transfers. A running transferable warranty is a genuine asset — ask whether the document says so in writing.
  • The RERA registration and occupancy certificate date. Your five-year defect liability window under Section 14(3) runs from possession.

A snag inspection before the possession letter is signed is the cheapest leverage a new-flat buyer ever has.

Inside the flat: eleven checks

  1. Bathroom floor slope. Pour a mug of water at the far corner. It should reach the trap without hesitating. A flat bathroom floor holds water over the sunk slab for years.
  2. Floor trap and drain outlets. Run water for two full minutes in each and watch for backing up.
  3. Wall coving in the bathroom. Ask how far the waterproofing was turned up the wall. One that stops at floor level leaks at the junction.
  4. Ceiling under wet areas. Look at the ceiling directly below the bathroom and utility of the flat above yours, if you can get access.
  5. Window reveals and sills. Every external opening should have a drip groove above it and a sill that slopes outward. Both are routinely omitted.
  6. The balcony threshold. The balcony finish level must sit below the internal floor level, with a fall away from the door. This one detail causes most balcony water ingress in Pune high-rises.
  7. Balcony and utility drains. Check they exist, sit at the low point, and are not choked with debris.
  8. AC drain routing. Every indoor unit needs a drain reaching outside with a fall. One stopping in a wall chase produces a damp patch by the second summer.
  9. Shaft walls. Walls facing plumbing shafts should be plastered and sealed, not raw.
  10. Electrical points on external walls. Check for damp staining behind switch boards on the monsoon-facing side.
  11. Corners and skirting. Run the back of your hand along wall bases — cold patches mean retained moisture.

Outside the flat: seven checks people skip

  1. The terrace directly above your unit. Non-negotiable for a top-floor flat. Look for ponding rings, the number and level of rainwater outlets, and the state of the parapet junction.
  2. The parapet-to-slab junction. This is where terrace waterproofing most often stops short. Ask whether the treatment was turned up the parapet, and by how much.
  3. The external elevation of your flat. Note which direction it faces. In Pune the monsoon-facing elevation weathers several times faster than the sheltered one.
  4. Expansion joints. Find them on the elevation and check they carry a flexible sealant, not mortar.
  5. Stilt and basement parking. Look at the junction between the wall and the floor slab, and at the sump.
  6. Podium and landscaped decks. A planted podium over habitable space is the highest-risk detail in a modern Pune project. Ask what system is under the soil.
  7. Rainwater downtake pipes. Count them, and check they discharge into a drain rather than onto a paved surface next to the plinth.

How to write the snag list so it gets acted on

  • Date and photograph everything on the day, before the possession letter is signed.
  • Describe the defect, not the remedy. “Bathroom floor holds water at the far corner” is actionable; “needs re-waterproofing” invites an argument about scope.
  • Send it in writing and keep the acknowledgement — the RERA thirty-day clock runs from a notice you can prove.
  • Re-inspect after the first heavy rain and add anything new to the same running list.

What is worth treating before you move in

Correcting a bathroom, utility or balcony detail is straightforward in an empty flat and brutal once the flooring, wardrobes and modular kitchen are in. Should I do waterproofing before moving into a new flat?

Bathrooms, the utility area and balconies are worth checking and, if the detailing is weak, treating before the flooring and furniture go in. Doing it later costs far more because everything has to come out first.
