What causes it
Active water entering the building — through a slab, joint, crack or pipe penetration. We trace the true entry point before treating anything.
Across Pune and PCMC the entry point is nearly always one of six things, and each announces itself differently:
- A terrace junction — the parapet angle, a rainwater outlet or a pipe penetration. Appears within hours of heavy rain, dries out between spells, and shows on the top-floor ceiling.
- A wet area above — bathroom, kitchen or utility. Tracks with use rather than with weather, so it continues through a dry fortnight.
- A plumbing line — supply, waste or a concealed connection. Constant, unaffected by both rain and occupancy, and often warm to a thermal camera on a hot-water line.
- An external wall — driven rain crossing through open pointing, a defective sill or a cracked render. Shows as a patch that corresponds to something on the far face.
- A construction or expansion joint — a straight-line leak that follows the joint, worst where the building changes section or height.
- Below-ground water — basements and lift pits, where the pressure is permanent rather than seasonal, so the leak does not stop in summer.
The tell that separates them is timing. Note whether the leak follows rain, follows use, or never stops — that single observation rules out two thirds of the possibilities before anyone opens anything up.
How we identify the real source
Water travels. The stain on a ceiling is frequently metres from the actual point of entry, which is why we deep-scan the structure before recommending treatment rather than working from the visible damage alone.
How we treat it
Treatment follows the diagnosis, and the range is wide because the causes are:
- Injection grouting where water is actively entering through a crack or joint. PU grout reacts with water and expands, so it can be injected against the flow; epoxy is used where the section also needs re-bonding structurally. Priced per point, typically ₹650–1,400.
- Junction and outlet re-detailing where the terrace field is sound but the interruptions have failed — usually the cheapest effective repair, and the one most often missed.
- Full surface waterproofing where the existing layer is debonded or has been overcoated several times. Terrace systems run roughly ₹55–130 per sq ft depending on the specification.
- Wet-area tanking where the source is a bathroom or kitchen — back to the structural slab, re-tanked, and flood-tested for 24 hours before retiling.
- Plumbing correction where the isolation test says so. No waterproofing system resists a live pipe leak, and coating over one is the commonest failed repair we are asked to redo.
- Negative-side crystalline treatment where the water-facing side cannot be reached — a shared wall, a boundary, a basement.
