Shifting to a New Home in the Monsoon: A Pune Checklist Before the Truck Arrives

Moving house in Pune between June and September is entirely doable, and thousands of families do it every year. What makes the difference is the fortnight before the truck arrives. Everything below is far easier to deal with in an empty flat than in a furnished one, and several of these checks stop a problem that would otherwise take a year to surface.

Two weeks before: test the new place properly

• Run every water outlet for two minutes. Every tap, every shower, every flush. Watch the floor trap in each bathroom for backing up.
• Fill and drain each bathroom floor. Block the trap, flood the floor briefly, then release. Water that lingers in a corner is telling you the slope is wrong.
• Look at the ceiling below every wet area. Yours and, if you can, the one below you.
• Check the terrace above, if you are on the top floor. Ponding rings and blocked outlets are the leading indicator for next season.
• Test the windows. A hose run over the outside of each external window for a minute finds failed sealant in a way that looking at it never does.
• Confirm every AC drain discharges outside with a proper fall, not into a wall chase.
• Look for the single repainted wall. One fresh surface in an older finish, or one new false ceiling in a single room, is worth a direct question.

One week before: fix what an empty flat lets you fix

This is the window that people regret missing. In an empty flat, a damp external wall can be treated end to end in a couple of days. Once the wardrobes are installed against it, the same job means dismantling furniture, working in sections and living around it. If a check above came back badly, deal with it now:

• External wall seepage on the monsoon-facing elevation — treated from outside, ideally in a dry spell.
• Bathroom seepage — modern injection and coving methods usually avoid breaking the tiling.
• Balcony threshold and drainage — a small correction now, a recurring puddle for years otherwise.
• Window perimeter sealant — rake out the old bead completely and reseal; do not overlay it.
• Efflorescence at wall bases — treat it rather than painting over it, or it returns through the new paint.

Packing for a monsoon move

• Wrap electronics in plastic before they leave the old house, not at the gate. Condensation forms during the journey, not only during the rain.
• Use plastic crates for anything critical — documents, photographs, electronics. Cardboard loses its structure the moment it gets wet.
• Double-tape carton bases. A wet carton fails at the bottom seam first, usually on a staircase.
• Keep cartons off the floor at both ends — on a pallet, a plastic sheet or two lengths of batten.
• Bag mattresses and upholstery and unpack them the same day. Soft furnishings sealed damp for a week arrive smelling of mould.
• Pack a first-night box with towels, a mop, a torch, chargers and cleaning cloths, and keep it in the car rather than the truck.

Moving day itself

• Pick a dry-forecast morning and start early. Pune’s heaviest spells tend to arrive later in the day.
• Lay a plastic runner or old sheets along the route from the lift to the door. It protects the flooring and stops the whole flat being walked wet.
• Keep the lift lobby and staircase dry as you go. Most moving-day injuries in the monsoon are slips, not lifts.
• Photograph anything that arrives wet before it goes inside, for the mover’s insurance.

The first month in the new home

• Leave the air gap. Position wardrobes and beds 50–75 mm clear of external walls so air can move behind them.
• Ventilate daily. A closed, newly furnished flat holds moisture from paint, plaster and cartons for weeks.
• Run bathroom exhausts during and after every shower, not just during.
• Walk the flat after the first heavy spell with a torch, checking ceiling corners, window reveals and the base of external walls.
• Log anything you find in writing to the builder or the society straight away, while it is still clearly a handover defect.
