How to Stop Terrace Leakage During the Pune Monsoon

Terrace leakage is the single most common waterproofing complaint we receive in Pune, and it peaks in the first fortnight of heavy rain. Here is what is usually happening and what genuinely fixes it.

Why terraces leak here specifically

Pune gets intense, concentrated rainfall over a short season, with strong sun either side of it. That combination is hard on a terrace: the slab expands and contracts through large temperature swings, opening hairline cracks, and then those cracks are asked to hold back standing water for weeks.

The five usual causes

  • Shrinkage cracks in the slab or screed, often too fine to see when dry
  • Aged or failed coating — most economy coatings lose elasticity in four to six years
  • Blocked rainwater outlets causing ponding, which turns a minor defect into a leak
  • Parapet junctions — the joint where the terrace meets the parapet wall is the most-missed detail on any terrace
  • Pipe penetrations where plumbing passes through the slab without a proper collar

The stain is not the leak

This is the part most people get wrong. Water entering at one point travels along the underside of the slab, following reinforcement bars and voids, and appears wherever it finds a path down. A damp patch in the middle of a bedroom ceiling frequently originates several metres away at a parapet joint.

Treating the visible patch — the most common “quick fix” — seals nothing, because the entry point is still open. This is why so many people report the leak returning the following year in a slightly different spot.

How the entry point is actually found

We deep-scan the slab to map moisture distribution, which shows the shape of the wet area rather than just its visible edge. That pattern points back toward the source. Where the picture is ambiguous we water-test in sections, isolating one area at a time until the leak reproduces.

What treatment lasts

For an exposed Pune terrace, the durable options are a UV-stable elastomeric coating system or an APP membrane, both over properly prepared substrate. Preparation means: cracks cut open in a V and filled, loose material removed, outlets cleared and re-collared, and the parapet junction treated with a coving fillet rather than a straight edge.

A membrane laid over an uncleaned, uncracked-filled slab will fail regardless of how good the membrane is.

Before the next monsoon

The cheapest time to treat a terrace is before it fails. A pre-monsoon inspection in April or May finds cracks and blocked outlets while they are still minor, and the work can be done in dry conditions with proper curing.
