Pre-Monsoon Waterproofing Checklist for Pune Homes

Almost every emergency leak call we take in July traces back to something that was visible and cheap to fix in April. Here is the walk-through worth doing before the rain arrives.

On the terrace

  1. Clear every rainwater outlet. Blocked outlets cause ponding, and ponding turns a hairline crack into a leak. This is the single highest-value ten minutes you can spend.
  2. Look for standing-water marks. Dried silt rings show where water sits. Those are the areas to watch.
  3. Inspect the parapet junction. The joint where the terrace floor meets the parapet wall is where most terraces fail. Look for a fine separation line.
  4. Check around pipe penetrations. Any pipe through the slab needs an intact collar.
  5. Look at the existing coating. Chalking, cracking or a coating that has gone brittle means it is at end of life.

On the walls

  1. Check the weather-facing elevation for cracks, especially around window frames and at floor junctions.
  2. Look for last year’s damp marks inside. If a patch appeared last monsoon and faded, it will return.
  3. Inspect window and chajja junctions — the sealant around frames has a shorter life than the wall.

  1. Check bathroom ceilings on the floor below. A faint shadow now becomes a drip in July.
  2. Look at the overhead tank for damp patches on the outside face or on the wall below it.

What to do with what you find

Clearing outlets and clearing debris is DIY. Sealant around a window is DIY if you are comfortable. Cracks, failed coating and any damp patch on a ceiling are not — a surface patch over a crack that runs through the slab achieves nothing, and you will have spent the money twice.

Why timing matters

Waterproofing needs a dry substrate and full curing time between coats. Applied to a damp slab during the monsoon, even a good system will blister and lift. April and May are the right window, and the work is also cheaper then because it is not an emergency.
