The benchmark
These are typical market ranges for work in Pune and Pimpri-Chinchwad in 2026, quoted supplied and applied, covering material, surface preparation, labour and water testing before handover. They assume a surface in fair condition and normal access.

Two entries deliberately break the per-square-foot convention. Injection grouting is priced per port because its cost is driven by the number of points and the resin consumed, not by wall area — any contractor quoting injection per square foot is guessing. Integral compounds are listed because clients ask about them, but they are an improvement to the mix rather than a system, and they belong alongside a membrane, never instead of one.
The four variables that legitimately move a rate
1. The system specified
This is the largest single factor and it accounts for most of the spread in the table above. The important point is that a higher rate is not a better job — it is a different capability. Polyurea at ₹300 per sq ft on a sound domestic terrace that does not move is money spent on a property nobody needed. An acrylic coating at ₹70 on a podium deck that does move will fail in its first year. The correct specification is the one matched to the movement, exposure and water pressure the surface actually sees.
2. Surface condition
Where an old failed layer must be stripped, or cracks cut open and filled before anything is applied, expect 15 to 35 per cent above the base rate. This is not padding, and it is the line most frequently absent from the cheaper of two quotations. Skipping preparation is the single most common reason waterproofing fails inside one monsoon, because a new coating is only as sound as what it is bonded to.
3. Access and occupancy
Height, scaffolding requirements, and whether the building stays occupied all move labour cost. Night-shift or phased work in an occupied housing society costs materially more than an empty terrace, and on industrial sites the value of the downtime avoided frequently exceeds the entire cost of the coating — which is why fast-cure systems are specified there despite higher rates.
4. Area
Larger areas attract lower per-square-foot rates because mobilisation, equipment hire and supervision are spread across more work. The effect is significant below about 500 sq ft, where fixed costs dominate, and largely flat above about 5,000 sq ft.

The comparison that actually matters
The final column of the benchmark is the one worth dwelling on. A ₹70 per sq ft acrylic coating with a six-year life costs about ₹11.70 per sq ft per year. A ₹140 per sq ft PU membrane with a thirteen-year life costs about ₹10.80 per sq ft per year — and it does so with one disruption instead of two, one set of scaffolding, and one period of the terrace being out of use.
On a 1,500 sq ft society terrace over fifteen years, that difference is not academic. Two acrylic cycles cost roughly ₹210,000 in material and labour plus two mobilisations; one PU cycle costs roughly ₹210,000 with one. The cash outlay is similar; the disruption, the risk of a leak in the intervening period, and the committee time are halved. Where the building has a top-floor flat with finished ceilings below, the calculus shifts further toward the longer-life system, because the cost of a single interior repair after a failure exceeds the price difference.
The six lines that make two quotations comparable
Before comparing totals, confirm each quotation states:
- The exact system and brand, with the number of coats
- Dry film thickness in microns, or coverage in kg per square metre
- What surface preparation is included, and what happens if more is found
- Curing time allowed between coats
- Whether water testing is carried out before handover
- The warranty term in writing, and precisely what it covers
If two quotations differ by 40 per cent and only one of them lists these six items, you are not looking at two prices for the same job. You are looking at two different jobs.
Hidden costs worth asking about
Ask specifically whether the price includes debris removal, scaffolding, water for curing, and making good any tiles or plaster removed during the work. These four are the line items that most often appear as extras after work has started, and all four are easy to confirm in writing beforehand.
