Wall Seepage and Dampness in Pune — Causes and Permanent Treatment

Problems & Diagnosis

Damp walls get repainted far more often than they get treated. Paint over trapped moisture and it blisters again within a season, because the paint was never the problem.

Three kinds of damp, three different fixes

Rising damp

Moisture travels up from the plinth through capillary action in the masonry. The tell is a tide mark roughly half a metre to a metre above floor level, often with white salt deposits (efflorescence). It does not get dramatically worse immediately after rain.

Treatment: a chemical damp-proof course injected at plinth level, plus salt-resistant re-plastering of the affected band.

Lateral seepage

Water comes through an external or shared wall. The tell is patches that clearly worsen during and after rain, usually on the wall facing prevailing weather, or on a wall shared with a neighbour’s bathroom.

Treatment: external face treatment with a breathable water-repellent coating, plus crack sealing. Treating only the inside face traps moisture in the wall and pushes the problem sideways.

Condensation

Not ingress at all. Warm humid air meets a cold surface — common in poorly ventilated bathrooms, kitchens, and behind furniture on external walls. The tell is mould in corners and on cold spots, worse in enclosed rooms.

Treatment: ventilation and surface temperature, not waterproofing. An honest contractor will tell you this rather than sell you a coating.

Why efflorescence keeps coming back

Those white crystalline deposits are salts carried out of the masonry by moisture and left behind as it evaporates. Wiping them off treats the symptom. They return until the moisture path is closed, which is why efflorescence is a useful diagnostic sign — it tells you water is still moving through the wall.

Getting the diagnosis right first

A moisture meter reading at several heights up a wall distinguishes rising damp from lateral seepage quickly. We include those readings in the inspection report, because the three problems above cost very different amounts to fix, and guessing wrong wastes the entire spend.

Treat damp walls at the cause.
