On an industrial building the leak is rarely the expensive part. The expensive part is what the leak lands on — a CNC bed, a packed-goods pallet, a control panel, a validated cleanroom ceiling — and the production hours lost to dealing with it. That changes what “good” waterproofing means. On a factory the specification is chosen as much for how it can be installed around a running plant as for how it performs once cured.

Two completely different roofs, two different problems
Metal sheet roofs
Sheeted sheds almost never leak through the sheet. They leak at fasteners, at end and side laps, at ridge and valley gutters, at skylight perimeters and around service penetrations. Sheet metal also moves substantially with temperature — a long run on a Pune summer afternoon expands and contracts every day — so anything rigid applied across a lap will crack within a season.
The correct treatment is detail-led: corroded fasteners replaced, laps sealed with a reinforced tape or liquid-applied detail band that tolerates movement, gutters lined, and only then a reflective coating over the field if heat gain is also a concern. A sheet roof coated end-to-end without the fasteners and laps addressed is money spent on the one part that was not leaking.
RCC industrial roofs
Concrete roofs on older plants usually fail for the ordinary reasons — cracked slab, failed junctions at parapets and machine plinths, ponding from inadequate falls or blocked outlets — with two industrial aggravations. Rooftop plant (AHUs, ducting, cable trays, exhaust stacks) creates dozens of penetrations and permanent standing shade, and rooftop foot traffic for servicing that plant destroys a coating never specified for it. Where maintenance staff walk, the specification needs a trafficable system or a protective screed, not a thin elastomeric film.

Downtime is the real budget line
Ask what an hour of stopped production costs before choosing a system, because that number usually dwarfs the difference between two quotations. It decides three things:
- Cure time. A system that needs 72 hours before it can take traffic may be unusable over a live line, even if it is technically superior and cheaper.
- Odour and solvent. Solvent-borne systems can force evacuation of the area below, and are unacceptable over food and pharmaceutical production regardless of ventilation. Water-based and low-odour systems cost more and are often the only viable choice.
- Sequencing. Bay-by-bay working over a running plant, or a compressed full-area job during an annual shutdown or a planned maintenance weekend.
Most plants we work with choose the shutdown route for large areas and bay-working for repairs. Both need the programme agreed against your production calendar, not ours.
Working to your permit system
Industrial sites run on permits, and a contractor who treats that as paperwork will not last a week. Our crews work to site permit-to-work systems including hot work, height work and confined space. Practical implications worth raising at enquiry stage:
- Torch-applied membranes involve open flame. On many plants that is either prohibited or requires a hot-work permit with a fire watch. Where it is prohibited, self-adhesive or liquid-applied systems are specified instead — this is a genuine constraint on system choice, not a preference.
- Fragile roof assemblies. Old sheeting and rooflights are a fall risk; access needs crawl boards, harness points and edge protection agreed before mobilisation.
- Confined spaces. Underground tanks, sumps, effluent structures and lift pits require entry procedure, atmosphere testing and a standby person.
- Live services. Rooftop cabling and gas lines need isolation or physical protection before preparation equipment goes anywhere near them.

Chemical, thermal and hygiene exposure
Industrial floors and structures see loads a residential system is not formulated for. Effluent and process areas need chemical-resistant systems — commonly epoxy or PU rather than acrylic or cementitious. Areas around boilers, ovens and furnaces need a system rated for the actual service temperature. Food processing and pharmaceutical areas add hygiene requirements: coved detailing so there is no dirt-trapping junction, non-shedding finishes and cleanability under washdown.
Tell us the exposure at inspection stage. A system chosen for a warehouse roof and applied in a chemical bund is a failure waiting for its first spill.
Warehouses and logistics buildings
Warehouses fail in a specific pattern: gutter and valley overflow during heavy rain, leaks over racking aisles where stock is stacked to full height, and dock-leveller pits that flood. Racked warehouses are also awkward to work under — treatment over a live aisle needs the aisle emptied or the work done from above. Where stock cannot be moved, we sequence to the aisles your operations team can clear, and prioritise gutters and valleys first because they cause the largest single-event losses.
Tanks, sumps and effluent structures
Process water tanks, underground sumps, fire tanks and ETP structures are treated as liquid-retaining structures, not as roofs. That means the treatment is on the water-retaining face wherever access allows, the system is chosen for continuous immersion, and the completed structure is hold-tested — filled and monitored over a defined period — before it is signed off. For potable water tanks the system must be certified suitable for potable contact; we will state which product is being used and supply the documentation.
Inspection, pricing and warranty
Leakproofs by Betterwork offers a free site survey across Pune, PCMC and the MIDC belt, using thermal imaging and moisture metering to map the extent of ingress on large roof areas where visual inspection alone is unreliable. You receive a written report with the mechanism of failure identified, a system recommendation with thickness stated, and a fixed price. Rates are quoted supplied-and-applied per sq ft against measured area, with injection grouting priced per point.
Eligible completed work carries a written warranty of up to ten years on the treated area, issued after water testing, with exclusions stated on the estimate rather than at claim stage. For plants with several buildings, an annual inspection arrangement is generally better value than reacting to each monsoon — gutters and outlets cleared before June prevent most of what we are otherwise called to repair in August.
