Leakproofs by Betterwork works with housing societies across Pune and Pimpri-Chinchwad, and the first thing worth saying is that a society terrace is not a bigger version of a bungalow terrace. The building work is similar; everything around it is different. The person approving the job is a committee that changes every year, the money comes from a fund that several hundred people contributed to, and the leak that triggered the enquiry is usually damaging one member’s flat while the cost falls on all of them. Most society waterproofing goes wrong in that governance layer rather than on the roof.
Who owns the leak — and who pays for it
Settle this before you collect quotations, because it decides the scope. In most Pune societies the terrace slab, the external walls, the podium, the underground and overhead tanks and the common drainage are society property, and treatment is a common expense. What happens inside a flat — a leaking sunk slab under a member’s own bathroom, a bathroom re-done during an internal renovation — is usually the member’s cost.
The dispute cases sit between the two: water entering the top-floor flat through the terrace slab above it. The damage is inside one flat, the cause is on common property, and the fair split is normally society-funded treatment of the slab plus member-funded restoration of their own ceiling finish. Write that division into the resolution before work starts. Retro-fitting it after a member has painted their ceiling is where committees lose months.
Getting a quotation the committee can actually compare
Three quotations for “terrace waterproofing” routinely arrive at ₹55, ₹95 and ₹180 per sq ft, and the committee is asked to choose without being told they are three different products. Insist that every bidder states, in the same units:
- The system and its generic type — acrylic elastomeric, PU, APP membrane, polyurea, cementitious — not a brand name alone.
- Dry film thickness in microns, or coverage in kg per square metre. This is the single number that separates a real specification from a cheap one, and it is the number most often left out.
- The chargeable area, and whether parapets, upstands and the inside faces of the parapet are included or extra.
- Junction and outlet treatment as a line item. Terraces almost never fail in the middle of the field; they fail at the parapet junction, around the outlets and at pipe penetrations.
- The warranty term, who issues it, and the stated exclusions.

Cost per flat, not cost per building
A committee approves a number it can defend at the AGM. A 4,000 sq ft terrace treated at ₹110 per sq ft is ₹4.4 lakh — which, across 32 flats, is about ₹13,750 each, or roughly ₹1,150 a month over a year. Presented that way the decision usually passes; presented as “₹4.4 lakh” it usually does not.
The comparison that matters is cost per year of service life. A ₹70 per sq ft coating with a six-year life costs about ₹11.70 per sq ft per year. A ₹140 per sq ft PU system rated for fifteen years costs about ₹9.30. Sequencing the work around people who live there
Residents tolerate disruption they were warned about and complain about disruption they were not. Practical scheduling for an occupied society:
- Terrace work runs in bays so the water tank and the lift machine room stay accessible throughout.
- Surface preparation is the noisy phase — grinding and crack-cutting. Schedule it inside agreed hours and notify the wing in advance, particularly where residents work night shifts.
- Overhead tank cleaning and treatment needs the tank out of service. That is a half-day to a day of planned supply interruption, announced beforehand, not discovered on the morning.
- Debris routes and material lifting should avoid the main lobby wherever a service stair exists.
- External wall work needs a decision on scaffolding versus rope access; rope access is faster and cheaper on a tall wing but cannot carry heavy preparation.
The Pune monsoon window
Coatings need dry substrate and a curing window. In Pune that realistically means completing terrace and external work before the second week of June, or waiting for October. Committees that finalise a contractor in late May are choosing between a compressed job and an eight-month delay — which is why the useful decision cycle starts in January or February, not at the first monsoon leak. Older buildings and the redevelopment question
Above roughly thirty years, a Pune society should establish whether it is waterproofing a building it intends to keep. Where redevelopment is under active discussion, a full fifteen-year PU specification on the terrace is capital spent on a structure that may not exist in five years — a shorter-life system, or targeted leak-stopping to keep flats habitable in the interim, is the more honest recommendation. We will say so at inspection stage rather than quote the larger job.
Where redevelopment is not on the table, the opposite applies: an ageing structure with carbonated concrete and exposed reinforcement needs the concrete repair addressed before any membrane goes over it. A coating applied over spalling cover conceals a structural problem instead of solving it.
Annual maintenance, and the one task that actually matters
The highest-return maintenance item in a Pune society is not a coating. It is clearing every rainwater outlet before the monsoon and again in August. Ponding on a flat terrace is the most common cause of premature waterproofing failure we see, and blocked outlets are the most common cause of ponding — and it is an exclusion in every honest warranty, including ours.
